Where Equity Release Loans may fit
Property equity may support an eligible funding request, subject to valuation, existing debt, the proposed purpose and the lender's assessment.
The suitable structure depends on the purpose, requested amount and term, borrower profile, supporting documents, security and a credible repayment or exit strategy.
Common scenarios
Purchase or refinance
A timing gap between transactions
A defined investment or property strategy
Assessment
What lenders typically review
Requirements vary, but a well-prepared request usually addresses these fundamentals.
Purpose & timing
What the funds are for, how much is needed and when the transaction needs to complete.
Financial position
Income, trading history, existing commitments, credit profile and capacity to meet the proposed terms.
Security & exit
Available security, current value and debt, plus a realistic repayment, refinance or sale strategy.
Our process
From initial conversation to an informed decision
1
Outline the request
Share the purpose, timing, amount and the background to the scenario.
2
Prepare the information
Confirm the documents and evidence a prospective lender is likely to need.
3
Review indicative terms
Consider the total cost, conditions, risks and exit strategy before proceeding.
Next step
See whether this option may suit your scenario
A short conversation can clarify the information required and the practical pathways worth exploring.
Eligibility depends on the lender, purpose, amount, term, supporting documents, financial position and any proposed security. An enquiry is not an approval.
What will the finance cost?
Rates, fees and other costs vary by lender and risk. Review the complete indicative and final terms, not just the headline rate.
How long does assessment take?
Timing depends on the complexity of the transaction, the lender and whether complete information is available. Approval and settlement timeframes are not guaranteed.
Will alternative documentation be considered?
Some lenders consider alternative evidence for selected scenarios. Requirements still apply, and the lender must be satisfied with the request and repayment pathway.

Why Zip Funding is different
We are not a bank. We assess the deal, not just the scorecard.
Private lending for business and property transactions that need judgment, flexibility and a bespoke structure.
Zip Funding works exclusively in the private lending space. We are people in business helping people in business and property, and we take time to understand the complete story behind every proposal.
Credit issues, tax debt, limited or unavailable financial statements, unusual security and urgent timeframes can still be considered. We assess the security, purpose, current circumstances, repayment capacity and credible exit strategy, then present the transaction to suitable private investors and non-bank lenders.
Our position is clear.A proposal should be judged on its individual merits — not rejected simply because it falls outside standard bank policy.
Individual assessmentEach transaction is considered on its complete merits, not automatically declined by a standard scorecard.Credit issues consideredDefaults, arrears, tax debt and previous bankruptcy can be explained and assessed in context.Alternative evidenceBank statements, BAS, leases, contracts, valuations and asset position may support the application.Bespoke funding structureWe shape the proposed term, security and repayment pathway around the actual transaction.200+ funding relationshipsAccess to private investors and non-bank lenders with different mandates and risk appetites.Competitive private termsWe seek suitable pricing and conditions for the circumstances, security and required timeframe.Clear before proceedingProposed rates, fees, conditions and required information are explained before commitment.Practical communicationClear updates, realistic expectations and urgent scenarios prioritised where possible.

Approval, pricing, LVR, fees, conditions and timing remain subject to the selected lender, valuation, documentation and funds availability.
Indicative leverage / LVR
Indicatively 80-90% LVR for selected private-lending equity-release structures after existing debt. Age-based reverse-mortgage limits may be materially lower.
Indicative loan amount
$100,000 to $10 million+ depending on available equity and product type.
Typical term
Short-term release, line of credit or longer-term structure.
Security
Eligible residential or investment property.
Bad credit or adverse history
Credit issues do not automatically rule out a proposal. Defaults, arrears, tax debt, discharged bankruptcy and other credit events are assessed in context and on their individual merits.
Limited or no financial statements
A lack of full financial statements does not automatically rule out a proposal. Selected lenders may consider bank statements, BAS, leases, contracts, valuations, accountant information, asset position and a credible exit strategy.
Repayment or exit
Regular repayments, refinance or sale, depending on the selected facility.
Assessment focus
Available equity, purpose, age where relevant, existing debt and exit strategy determine the suitable pathway.
Timing
Indicative approval timing depends on valuation, documents, lender capacity and transaction complexity. Urgent scenarios can be prioritised.
Flexible assessment when the application is not bank-standard
For Equity Release Loans, the outcome depends on the complete scenario rather than one number. Zip Funding can present transactions to lenders that consider credit impairment, tax debt and limited financial statements, provided the security, purpose, repayment capacity and exit strategy are credible. The available LVR, pricing and conditions will vary with lender policy and the applicant’s circumstances.
Credit events are explained in context, including what happened and what has changed.
Alternative evidence can be used where full financial statements or tax returns are unavailable.
Higher-LVR requests need stronger security, a credible exit and a lender whose policy fits the transaction.
Rates, fees, valuation requirements and conditions are confirmed before proceeding.
Important: LVR means the loan amount as a percentage of the lender-accepted value of the security. All figures are indicative only. Eligibility, maximum LVR, loan amount, security, valuation, documents, credit checks, rates, fees, terms, timeframes and approval vary by lender and applicant circumstances. Independent legal, tax and financial advice may be appropriate.

Property-rich but business-cash constrained? Equity can become productive commercial capital when the security, purpose and exit all work.

Purchase stock or equipment
Pay suppliers or wages
Address an ATO obligation

Fund development costs
Refinance expiring debt
A clear product boundary
This is business finance—not a reverse mortgage.
Zip Funding primarily structures property-backed facilities for genuine business and commercial purposes.
No reverse mortgages or retirement-income products
No home-reversion or government pension-loan schemes
No general personal or lifestyle spending
No consumer debt consolidation outside an appropriate regulated pathway
We establish the exact use of every material part of the facility. A generic “business purpose” statement is not enough where the real circumstances indicate a consumer purpose.
Usable equity—not paper equity
Available capital is calculated after debt, secured costs and lender policy.
The lender may adopt a different value from the borrower’s estimate or purchase price.

What lenders assess
Equity alone does not establish fundability.
The security, priority, true purpose, interest treatment and exit must work together.
Existing first mortgage requirements
A first facility may remain, but the second-ranking position can be affected by consent, all-monies clauses, arrears, further advances and enforcement rights.
First-lender consent or notice
Acknowledgement or deed of priority
Payout confirmation
Agreement over enforcement and proceeds
These requirements should be identified before unnecessary legal or valuation costs.
Property Value
Formal, short-form, desktop or other acceptable value evidence.
Property & Location
Liquidity and specialisation influence leverage.
Existing Debt
Principal, arrears, interest, break costs, caveats and statutory claims.
Security Priority
First, second and caveat positions carry different risks.
Loan Purpose
Genuine, lawful, evidenced and commercially supportable.
Interest & Cash Flow
Serviced, prepaid, retained or capitalised.
Credit Position
Issues must be disclosed, explained and improved by the facility.
Exit Strategy
Sale, refinance, business proceeds or another supportable event.
Complete facility economics
Alternative evidence, transaction costs and net funds.
Alternative Documentation
Selected lenders may consider:
Business bank statements and BAS
Management or accountant figures
Leases, contracts and purchase orders
Valuations and mortgage statements
Assets, liabilities and exit evidence
Alternative documentation does not mean no assessment.
Complete Transaction Costs
May include interest, establishment, assessment, arranging, valuation, legal, registration, searches, priority and extension costs.
A facility should not be judged solely by an advertised rate. The borrower should understand the gross facility, deductions, net funds, minimum interest, maturity and default provisions.
Net Funds
The approved limit is not the cash received. Existing payouts, retained interest, fees, legal costs and registration expenses reduce available capital.
A facility can meet LVR policy but still fail if it does not produce enough net money for the intended purpose.
How the process works
Seven steps from core facts to an active exit plan.

Evidence of refinance or repayment
When property equity finance may not be suitable
Personal or domestic purpose without a regulated pathway
Unsupported property value or insufficient usable equity
Undisclosed debt or unrealistic LVR
Insufficient net funds after all costs
Facility term shorter than the realistic exit
Unachievable refinance or unsupported sale assumptions
Unexplained arrears, defaults or title issues
New debt merely postpones an unresolved problem
Commercial benefit does not justify the cost
Borrower does not understand the property is at risk

Each scenario is reviewed around value, existing debt, usable equity, priority, required amount, exact purpose, interest, credit position, term and exit.
Business or commercial finance secured against available equity in eligible residential, commercial, industrial or other property.
Is this a reverse mortgage?
No. This page concerns short-term business and commercial property-backed finance, not retirement-income or reverse-mortgage products.
What LVR may be available?
Up to 80% LVR may be available for eligible scenarios. Higher leverage is considered selectively with additional security or another strong credit enhancement.
Must the first mortgage be refinanced?
Not always. A second mortgage or selected caveat structure may allow an acceptable first mortgage to remain, subject to consent and priority requirements.
How is usable equity calculated?
The accepted value, existing secured debt, proposed facility, interest, fees, priority and required buffer are assessed together.
Can interest be capitalised?
Potentially, where sufficient facility headroom remains for the realistic term.
Are full financial statements always required?
No. Selected lenders may consider bank statements, BAS, contracts, valuations, leases and other alternative evidence, but the transaction is still assessed.
Can arrears, defaults or ATO debt be considered?
Potentially. The event must be fully disclosed and the new facility should create a credible improvement and repayment pathway.
Can an owner-occupied residence be security?
Potentially for an eligible genuine business transaction, subject to the true purpose, ownership, borrower structure and applicable legal requirements.
Can multiple properties be used?
Yes. Multiple properties may support a larger facility, improve combined LVR or strengthen the backup exit.
How quickly can finance settle?
Timing depends on valuation, existing lender, security position, documents, legal requirements and lender capacity. Urgent complete files are prioritised, but settlement is not guaranteed.
What information is needed initially?
Property address and value, existing mortgage, required amount, exact business purpose, required date, credit background and proposed exit.
