Quality control
Check the pack before sending it
- Use current, complete and legible documents
- Make names and ownership details consistent
- Explain arrears, defaults or unusual transactions upfront
- Label estimates clearly
- Separate gross loan, fees and required net funds
- Provide a valuation-access contact
Exit evidence
A written exit needs more than one sentence
A credible exit identifies the event, timing, amount available, dependencies and backup. A refinance may include broker correspondence and a plan for updated financials. A sale may include an agency agreement, campaign status or contract.
See second-mortgage exit strategies.
Weak: “The property will be refinanced.”
Stronger: The borrower states what must be completed, by when, what preliminary refinance work supports the plan, and what contingency applies if milestones are missed.
Consumer-purpose applications
Additional information may be required
For regulated consumer credit, responsible-lending obligations can require reasonable inquiries, verification and an assessment that the contract is not unsuitable. See ASIC guidance.
FAQs
Checklist questions
Do I need current tax returns?
Not in every scenario. Acceptable alternative evidence depends on the borrower, purpose, lender and legal obligations.
Can I send estimates first?
Yes, if labelled. Confirmed statements and valuation evidence are normally needed before settlement.
Should adverse credit be disclosed?
Yes. Disclose it early with context and evidence.
